About the Job:

We are seeking an experienced Commercial Construction Estimator to take construction projects from the design/RFP stage through construction kickoff. The Estimator will be responsible for developing accurate project estimates, performing quantity take-offs, evaluating subcontractor bids, supporting contract negotiations, and coordinating the transition of awarded projects to the project management and field teams.

The ideal candidate has strong commercial construction estimating experience, excellent knowledge of construction costs and materials, and the ability to manage multiple estimates while maintaining accuracy and meeting deadlines.


Key Responsibilities:

Analyze construction plans, specifications, drawings, and project scopes to determine required labor, materials, equipment, and subcontractor work.

Prepare detailed and accurate cost estimates for commercial construction projects.

Perform quantity take-offs and detailed cost calculations for all project components.

Review blueprints and construction documents to identify potential cost-saving opportunities and value engineering solutions.

Solicit, evaluate, and compare subcontractor and supplier bids.

Manage the subcontractor RFP process and develop subcontractor interest in upcoming projects.

Research labor, material, equipment, subcontractor, and unit pricing to ensure competitive estimates.

Evaluate project-specific fee structures based on project type, location, market conditions, and competition.

Prepare detailed bid summaries, cost breakdowns, estimates, and proposal documentation.

Utilize construction estimating software, databases, and Microsoft Office tools to develop and maintain estimates.

Review estimates prepared by other team members when required.

Review subcontract agreements and related documentation prior to transmittal.

Assist the project management team with budget development and cost-control strategies.

Participate in contract negotiations with owners, owners' representatives, contractors, engineers, and subcontractors.

Confer with engineers, architects, designers, owners, contractors, and subcontractors regarding project scope, pricing, changes, and adjustments.

Identify discrepancies, scope gaps, and potential risks within project documents and estimates.

Support the successful handoff of awarded projects to the Project Manager and Superintendent teams.


Qualifications:

2+ years of commercial construction estimating experience preferred.

Bachelor's degree in Construction Management, Engineering, or a related field is preferred but not required.

Strong understanding of commercial construction processes, materials, and building codes.

Experience with construction estimating software and Microsoft Office Suite.

Strong knowledge of labor and material pricing, subcontractor costs, and construction unit rates.

Ability to interpret architectural and engineering drawings, blueprints, specifications, and construction documents.

Strong analytical, mathematical, and problem-solving skills.

Excellent attention to detail and ability to produce accurate estimates.

Strong communication, negotiation, and interpersonal skills.

Ability to manage multiple projects, priorities, and deadlines.

Construction estimating certifications such as Certified Professional Estimator (CPE) are a plus.

Must be authorized to work in the United States.
