Job Description:
The Design-Build Project Manager is responsible for overseeing the successful execution of construction projects from pre-construction through completion. This role manages both the design and construction phases, ensuring effective collaboration between clients, architects, engineers, subcontractors, and internal teams. The Project Manager is accountable for project schedules, budgets, quality standards, safety compliance, and overall project delivery.
Key Responsibilities:
Client & Stakeholder Management:
Develop and maintain strong client relationships to ensure project satisfaction and repeat business.
Coordinate project requirements and lead meetings with stakeholders.
Communicate project updates, schedules, and progress effectively.
Project Planning & Coordination:
Collaborate with architects, engineers, and design teams during pre-construction phases.
Define project scope, objectives, budgets, and timelines.
Ensure designs align with client expectations, budgets, and applicable building codes.
Team Leadership:
Lead multidisciplinary teams including architects, engineers, subcontractors, and field personnel.
Conduct coordination meetings to maintain alignment on project goals and deliverables.
Provide documentation, guidance, and support to project superintendents.
Estimating & Budget Management:
Prepare project estimates and define scopes of work.
Review subcontractor and supplier bids for accuracy and completeness.
Monitor project costs and maintain budget control throughout the project lifecycle.
Schedule Management:
Develop and maintain project schedules to meet milestones and deadlines.
Monitor project progress and resolve delays or scheduling conflicts.
Provide schedule updates to stakeholders as needed.
Quality & Compliance:
Ensure compliance with building codes, safety standards, and environmental regulations.
Conduct site visits and inspections to monitor project quality and progress.
Resolve project-related issues and ensure contractual obligations are met.
Risk & Safety Management:
Identify and mitigate financial, operational, and safety risks.
Enforce jobsite safety policies and procedures.
Coordinate project-specific safety requirements and promote a safe work environment.
Subcontractor & Vendor Coordination:
Solicit bids and negotiate contracts with subcontractors and suppliers.
Monitor subcontractor performance to ensure quality and schedule adherence.
Maintain strong vendor and subcontractor relationships.
Qualifications:
Education:
Bachelor’s degree in Construction Management, Civil Engineering, or related field preferred.
Equivalent industry experience may be considered in place of formal education.
Experience:
2–7 years of project management experience in design-build or commercial construction projects.
Skills & Knowledge:
Strong leadership, communication, negotiation, and problem-solving skills.
Experience managing ground-up construction and renovation projects.
Knowledge of budgeting, cost control, scheduling, and contract management.
Proficiency with project management software such as Excel, Bluebeam, OST, and MS Project.
Ability to manage projects up to $15M and/or multiple smaller projects simultaneously.
Certifications:
OSHA 10-Hour certification required.
OSHA 30-Hour certification preferred.
Working Conditions:
Office-based role with frequent jobsite visits.
Typical work schedule includes approximately 50 hours per week.
Flexibility in working hours may be required based on project demands.
