About the Job:
We are seeking an experienced and hands-on Financial Controller / Director of Finance, Planning & Accounting to lead the accounting, financial planning, and reporting functions for a residential real estate investment platform. This is a strategic leadership position reporting directly to executive management, offering a clear path toward a future Chief Financial Officer (CFO) role.
The successful candidate will oversee the complete accounting cycle across funds, joint ventures, special-purpose entities (SPVs), and operating companies while driving financial planning, treasury operations, investor reporting, compliance, and process improvements. This role requires deep expertise in real estate investment accounting, financial analysis, fund structures, and multi-entity financial reporting.
Key Responsibilities:
Accounting & Financial Reporting:
Lead the monthly, quarterly, and annual financial close processes across multiple entities, including funds, joint ventures, SPVs, and management companies.
Ensure financial reporting complies with U.S. GAAP and applicable accounting standards.
Manage multi-entity consolidations, intercompany eliminations, equity-method accounting, and minority-interest reporting.
Oversee accounting for acquisitions, development projects, capitalized costs, impairments, fair value measurements, and NAV reporting.
Maintain accurate accounting for joint venture structures, including capital contributions, preferred returns, waterfall distributions, and partner capital accounts.
Develop, document, and maintain internal controls, accounting policies, and close procedures.
Financial Planning & Analysis (FP&A):
Lead annual budgeting, forecasting, and long-range financial planning.
Prepare operating budgets and rolling forecasts for funds, assets, and corporate operations.
Monitor cash flow, operating expenses, headcount, and financial performance.
Analyze budget variances and provide actionable recommendations to executive leadership.
Develop financial models to support business planning and strategic initiatives.
Treasury, Debt & Capital Management:
Manage treasury operations, including cash management, capital calls, and investor distributions.
Oversee accounting and compliance for construction loans, acquisition and development financing, credit facilities, and project-level debt.
Monitor loan covenants and prepare lender reporting packages.
Coordinate draw requests, interest accruals, and debt compliance activities.
Investor & Management Reporting:
Prepare investor reporting packages, capital account statements, and distribution notices.
Support NAV calculations and fair value reporting.
Develop financial dashboards, KPIs, and board reporting materials.
Provide financial analysis to support executive decision-making and governance activities.
Audit, Tax & Regulatory Compliance:
Coordinate annual audits with external auditors.
Manage relationships with tax advisors and oversee partnership tax compliance.
Coordinate preparation of K-1s, tax workpapers, and entity-level filings.
Serve as the primary financial contact for fund administrators, lenders, auditors, and other external financial stakeholders.
Ensure accuracy of third-party fund accounting and investor reporting.
Systems, Process Improvement & Leadership:
Serve as the organization's NetSuite administrator, managing chart of accounts, multi-entity configuration, reporting, and automation.
Identify and implement technology solutions, including AI-driven tools, to improve financial processes and reporting efficiency.
Enhance accounting systems, workflows, and internal reporting capabilities.
Recruit, mentor, and develop accounting and FP&A staff as the organization grows.
Foster a culture of operational excellence, continuous improvement, and financial accountability.
Required Qualifications:
Bachelor's degree in Accounting, Finance, or a related field.
CPA designation strongly preferred.
Extensive experience in accounting and financial management within real estate investment, private equity real estate, or investment management.
Strong knowledge of U.S. GAAP, fund accounting, partnership accounting, and multi-entity consolidations.
Experience with joint ventures, SPVs, capital structures, investor reporting, and waterfall distributions.
Proven experience leading budgeting, forecasting, financial planning, and cash flow management.
Experience managing audits, tax compliance, and external financial relationships.
Advanced proficiency with NetSuite ERP and Microsoft Excel.
Strong analytical, organizational, leadership, and communication skills.
Ability to manage multiple priorities in a fast-paced, entrepreneurial environment.
Preferred Qualifications:
Experience with residential real estate investment funds, multifamily, single-family rental, or development projects.
Knowledge of fund administration and institutional investor reporting.
Experience implementing financial systems and process automation.
Familiarity with AI-enabled finance tools and modern reporting technologies.
Demonstrated leadership experience managing accounting and finance teams.
