About the job:

We are seeking an experienced Lumber Estimator with a strong background in structural framing lumber take-offs for residential and light commercial construction projects. The ideal candidate will have hands-on experience estimating framing packages, analyzing construction drawings, and preparing accurate material take-offs for a variety of building projects.


Key Responsibilities:

Prepare accurate and detailed material take-offs for structural framing lumber, sheathing, engineered wood products, and related hardware from architectural and structural plans.

Analyze residential and light commercial construction documents to determine material requirements and quantities.

Develop comprehensive cost estimates and bid proposals for framing packages.

Collaborate with procurement, sales, design, and project teams to ensure accurate pricing and timely project delivery.

Maintain organized records of estimates, bid documents, material costs, and project histories.

Utilize estimating software such as PlanSwift, TradeTek, or similar platforms to streamline estimating processes.

Participate in customer and internal meetings to clarify project scope and specifications.

Assist in mentoring and training junior estimators when required.

Ensure all estimates comply with applicable building codes, project requirements, and company standards.


Required Qualifications:

Minimum of 3 years of direct experience estimating framing lumber packages for residential or light commercial construction projects.

Strong knowledge of wood framing systems, structural lumber products, and construction methodologies.

Experience estimating materials for:

Single-Family Homes

Custom Homes

Multi-Family Developments (Apartments, Duplexes, Townhomes, Condominiums)

Light Commercial Buildings and Office Spaces

Ability to read and interpret architectural, structural, and construction drawings accurately.

Proficiency with estimating software such as PlanSwift, TradeTek, or equivalent platforms.

Strong mathematical, analytical, and organizational skills.

Excellent communication and collaboration abilities.

Ability to manage multiple estimates simultaneously while meeting deadlines.


Preferred Qualifications:

Experience working for building material suppliers, lumber yards, truss manufacturers, or framing package providers.

Familiarity with local building codes and construction standards.

Experience with engineered wood products and structural framing systems.


Work Schedule:

Monday through Friday

Standard business hours

Ability to manage multiple bid requests and meet project turnaround expectations.
