Job Type: Full-Time


About the Job:

We are seeking an experienced MEP/HVAC Project Manager to oversee commercial mechanical construction projects from preconstruction through closeout. The ideal candidate will have experience managing multiple projects simultaneously, coordinating with clients and subcontractors, developing budgets and estimates, and ensuring projects are completed on schedule and within budget.

This role focuses on commercial HVAC and MEP projects, including higher education, healthcare, laboratory, institutional, and commercial facilities. The Project Manager will work closely with field teams, engineers, vendors, and clients while managing project financials, contracts, scheduling, and overall project execution.


Key Responsibilities:

Manage multiple MEP/HVAC construction projects from planning through completion.

Prepare conceptual estimates, budgets, and project cost analyses.

Develop and maintain project schedules and coordinate project activities.

Negotiate and administer contracts with clients, subcontractors, and suppliers.

Manage subcontract agreements, insurance documentation, and compliance requirements.

Monitor project costs, budgets, forecasts, change orders, and billing documentation.

Oversee self-perform labor productivity and field operations.

Coordinate procurement of mechanical equipment and materials.

Review construction drawings, specifications, RFPs, RFQs, and technical documents.

Communicate effectively with clients, engineers, architects, subcontractors, and field personnel.

Ensure compliance with project safety standards, quality requirements, and risk management practices.

Support project closeout, documentation, and client turnover.


Required Qualifications:

2+ years of Project Management experience in commercial construction.

Experience managing HVAC, mechanical, or MEP construction projects.

Strong understanding of commercial mechanical systems including:

Air Handling Units (AHUs)

Variable Air Volume (VAV) Systems

Chillers

Boilers

Ductwork

Mechanical Piping

Experience preparing budgets, estimates, and conceptual cost analyses.

Knowledge of subcontract management and contract negotiations.

Experience with project cost control, forecasting, billing, and change management.

Ability to manage multiple projects simultaneously.

Ability to read and interpret construction drawings, specifications, and technical documents.

Strong organizational, communication, and problem-solving skills.

Proficiency with Microsoft Office, particularly Excel and project documentation.

Valid driver's license with a clean driving record.


Preferred Qualifications:

Bachelor's degree in Construction Management, Mechanical Engineering, or a related field.

Experience with Design-Build, Lump Sum, GMP, and Construction Management delivery methods.

Experience working on higher education, healthcare, laboratory, or institutional projects.

Familiarity with union labor environments and labor agreements.

Knowledge of construction safety, insurance, and risk management.

Professional Engineer (PE) license is a plus.

Experience with productivity analysis and self-performed labor management.
