Hiring: Operations Manager – Self-Storage

About the Opportunity

We are seeking an experienced Operations Manager to oversee the day-to-day operations of a growing self-storage portfolio. This is an excellent opportunity for a hands-on operations leader with a strong background in multi-site management, team leadership, customer service, and property performance.

The selected candidate will work directly with company ownership to improve operational efficiency, strengthen team performance, maintain facility standards, and support business growth across multiple locations.

Key Responsibilities

• Oversee daily operations across multiple self-storage facilities, ensuring consistent service and operational standards.
• Lead, coach, and develop property managers, customer service personnel, and operational team members.
• Monitor occupancy, rental conversion, revenue performance, collections, and other key performance indicators.
• Manage property maintenance, repairs, landscaping, contractors, and vendor relationships.
• Ensure facilities remain clean, secure, well-maintained, and ready for rental.
• Address tenant concerns, resolve escalated customer issues, and maintain high customer service standards.
• Oversee collections, delinquency follow-up, and auction processes in accordance with company procedures.
• Maintain accurate online property listings, website information, and Google Business Profiles.
• Establish and enforce standard operating procedures, policies, and accountability measures.
• Review operational performance, prepare regular KPI reports, and communicate recommendations to ownership.
• Support staffing decisions, including hiring, training, performance management, and team development.
• Identify operational challenges, recommend solutions, and help implement improvements across the portfolio.
• Travel regularly to company properties to review performance, support teams, and maintain operational consistency.

Qualifications

• 3–5+ years of experience in self-storage operations, preferably in a District Manager, Regional Manager, Area Manager, or multi-site leadership role.
• Demonstrated experience overseeing multiple facilities and managing property-level teams.
• Strong understanding of self-storage operations, occupancy management, rental conversion, collections, and customer service.
• Experience managing vendors, maintenance activities, property standards, and facility readiness.
• Proven ability to monitor KPIs, manage budgets, analyze performance, and implement operational improvements.
• Strong leadership, communication, problem-solving, and decision-making skills.
• Ability to work independently, prioritize competing operational needs, and provide recommendations to company ownership.
• Willingness to work onsite in the Houston area and travel regularly to properties.
• Ability to respond to urgent operational matters outside normal business hours when needed.

Preferred Qualifications

• Experience managing approximately 8–20 or more self-storage facilities.
• Background working with a privately owned or small-to-midsize self-storage operator.
• Experience with remote or geographically dispersed property management teams.
• Familiarity with online property listings, digital lead management, and rental conversion optimization.

Work Arrangement

This is a full-time, onsite leadership opportunity based in the Houston, Texas area, with frequent travel to self-storage properties. The role follows a Monday–Friday schedule, with availability by phone or email for occasional weekend emergencies.
