About the job:

We are seeking an experienced Job Captain – Pre-Construction Project Manager to oversee residential construction projects from contract execution through permit issuance. This role is responsible for coordinating homeowners, design professionals, consultants, and local jurisdictions to ensure projects progress efficiently through the design, planning, and permitting phases.

The ideal candidate will have experience in residential construction, architectural design, drafting, permitting, project coordination, or pre-construction management, with a strong understanding of residential building processes and regulatory requirements.

Key Responsibilities:

Manage residential construction projects through design development and permitting.

Serve as the primary point of contact for homeowners throughout the pre-construction process.

Coordinate architectural plans, structural engineering, energy compliance documentation, soils reports, and consultant deliverables.

Review project feasibility, site conditions, zoning requirements, and design criteria.

Monitor project schedules, permit submissions, approvals, and key milestones.

Process change orders and communicate project scope modifications to clients and stakeholders.

Collaborate with permit coordinators and local building departments to facilitate timely approvals.

Identify and resolve design, permitting, and consultant coordination issues.

Maintain accurate project records, documentation, and progress updates using project management software.

Ensure compliance with applicable building codes, zoning regulations, and permitting requirements.

Qualifications:

Minimum of 2 years of experience in residential construction, architecture, drafting, permitting, project coordination, or pre-construction management.

Experience coordinating homeowners, consultants, contractors, and government agencies.

Background in residential design, architecture, construction management, or permit processing preferred.

Strong organizational, communication, and problem-solving skills.

Ability to manage multiple projects and deadlines simultaneously.

Technical Knowledge & Skills:

Ability to read and interpret architectural and structural drawings.

Working knowledge of residential building codes, zoning regulations, setbacks, and permitting requirements.

Familiarity with permit submission, plan review, and approval processes.

Experience coordinating structural engineering, energy compliance, geotechnical, and other project consultants.

Proficiency with project management software; experience with BuilderTrend or similar platforms is preferred.

Strong attention to detail and documentation management skills.
